SCHEDULE A

ECT SERVICES OFFERED

Below is a list of services offered by Elder Care Transitions Inc. (“ECT”) to all clients. These services may not be included in your personalized service package. Please refer to the written quote provided to you by ECT via mail or email for the specific services you have contracted ECT to perform. Any additional services requested will require a separate written agreement and may result in additional fees.

1. Free Initial Consultation
ECT provides a complimentary initial consultation with a project manager to assess your specific needs and determine how our services can best meet those needs. This consultation is non-binding, and no obligations are created until a service contract is signed.

2. Retirement Residence Search and Tours
Our Move Coordination Consultants will assist in identifying a Retirement Residence that meets your current and anticipated needs. This includes accompanying you on tours of potential residences, providing relevant information, and assisting you in making informed decisions. ECT will make recommendations based on your preferences and budget but does not guarantee the availability of specific residences or the outcome of any negotiations.

3. Floor Planning and Space Optimization
ECT can provide advice on floor plans for your new residence, helping you decide which furniture and possessions to bring. We aim to maximize the use of your space while considering your preferences and practical needs.

4. Decluttering and Pre-Move Organization
Our trained packing staff will assist you in organizing and decluttering prior to moving day. We will work with you to determine which items to take, donate, sell, or dispose of. ECT will ensure that all necessary preparations are made to facilitate a smooth transition to your new residence.

5. Packing and Moving Preparation
In preparation for moving day, our team will pack your belongings carefully, ensuring that all items designated for the new home are properly handled. ECT will also coordinate the removal of items for sale, donation, storage, or disposal, according to your instructions. ECT will not be liable for items that were previously damaged or improperly packed by the Client.

6. Move Day Coordination and Supervision
On moving day, an ECT project manager will oversee the moving team to ensure that all packing, transportation, and handling of your items are carried out with care and according to the agreed plan. ECT will ensure compliance with all relevant moving regulations in Ontario, including health and safety standards.

7. Unpacking and Setup at the New Residence
Upon arrival at your new home, ECT’s team will unpack your belongings and arrange furniture and other items according to the previously agreed-upon floor plan. We will ensure your new home is fully set up, including hanging artwork if desired. ECT will take all reasonable steps to ensure items are placed appropriately, but will not be liable for any damages to items that were previously damaged or improperly maintained.

8. Coordination of Additional Services
Upon request, ECT can coordinate additional services such as Home Cleaning, TV Mounting, IKEA Furniture Assembly, Long Distance Shipping, Handyman work, and Landscaping. Any third-party services will be contracted separately, and ECT is not responsible for the performance of third-party service providers. The Client agrees that any arrangements with third-party providers will be subject to the terms and conditions of those service providers.

9. Real Estate Services
ECT can refer a licensed Real Estate Agent to assist in the sale of your current home. The agent will work to list your property and achieve the best possible sale price. The Client acknowledges that real estate services are subject to separate contractual arrangements between the Client and the licensed Real Estate Agent, and ECT is not responsible for the outcome of any property sale or negotiations.

 

  

SCHEDULE B

CLEAR OUT & CONTENT SALE TERMS AND CONDITIONS 

1. Removal of Items by Client, Family, and/or Friends
All items that the Client, family members, and/or friends wish to keep must be removed from the premises at least five (5) days prior to the initial Estate Sale date or by an alternate date set by Elder Care Transitions Inc. (ECT), whichever comes sooner. Failure to remove items by the designated date will result in the inclusion of these items in the Estate Sale.

2. Items to Be Returned to Third Parties
Any items that need to be returned to utility companies (such as modems or cable equipment), friends, or other third parties must be removed by the Client no later than five (5) days prior to the initial Estate Sale date or an alternate date set by ECT, whichever comes sooner.

3. Items Belonging to Third Parties
Any items that must remain in the premises and belong to the landlord, property manager, superintendent, or other occupants must be clearly marked and physically pointed out to ECT staff. The Client acknowledges that despite efforts to protect these items, ECT cannot guarantee that such items will not be mistakenly sold, donated, or disposed of during the Estate Sale, and shall not be held liable for any such incidents.

4. Responsibility for Removed Items
ECT shall not be held responsible or liable for any items removed from the premises by family members, friends, trustees, guardians, Powers of Attorney (POAs), or any other appointed representatives of the Client, without prior notification to ECT of such removal.

5. Client Responsibility for Handling Items
The Client acknowledges that ECT is not responsible for items that are packed, moved, handled, or removed from the premises by the Client, family members, trustees, POAs, guardians, or managers acting on behalf of the Client. The Client assumes all responsibility for the handling of such items.

6. Communication and Coordination
All communications regarding the final destination of items must be made directly to ECT's Senior Move Coordinator. The Client and/or the Client’s designated spokesperson is responsible for relaying any information exchanged between the Client and the Senior Move Coordinator to other family members, friends, or representatives. ECT shall not be held liable for any miscommunication or failure to inform other parties of decisions or arrangements made with the Client.

7. Restricted Areas During the Estate Sale
Any rooms or areas that the Client wishes to restrict from entry during the Estate Sale must be communicated to ECT’s Senior Move Coordinator. While ECT will make reasonable efforts to block off such areas, the Client acknowledges that without a physical lock or additional security, ECT cannot guarantee that buyers will not attempt to enter restricted areas. If desired, the Client may arrange for additional security, such as hiring a doorman to monitor restricted areas at an additional cost of $45 per hour. The Client should consult the Senior Move Coordinator for further information.

8. Inclusion of Other Clients' Sale Items
The Client acknowledges that ECT reserves the right to bring select sale items from other clients to the Client’s Estate Sale. These items will typically be smaller in size but of higher value, with the intention of increasing overall buyer interest and attendance at the Estate Sale.

9. Liability and Premises Condition
ECT shall take reasonable precautions to ensure the safety of all individuals participating in the Estate Sale and to maintain the cleanliness of the premises during and after the event. However, the Client acknowledges that ECT is not liable for any damage, dirt, injury, or accidents that may occur to buyers, the Client, or any individuals on the premises during the Estate Sale. The Client also acknowledges that post-sale cleaning may be necessary and agrees that the cost of such cleaning shall be the Client's responsibility.
